Introduction
Behind a restored 19th-century shopfront, 466 Cleveland Street has been transformed by CplusC Architects + Builders into a two-level head office that fuses heritage fabric with a contemporary rear addition. Since its restoration, the building has become a local landmark once more. Public interest in the heritage façade is part of the asset – a commercial building with street memory, presence and an audience before the next owner even opens the door.
Known for boundary-pushing sustainable architecture, CplusC has added a contemporary rear extension that draws light, air and vegetation deep into the plan. Designed from the outset for flexible use, the building can operate as a single headquarters or accommodate multiple tenancies, making it particularly well suited to growing creative businesses. The design
The brief was to transform a late Victorian corner shop into a new commercial workplace while restoring its street presence, removing unsympathetic rear fabric and demonstrating a more sustainable way to adapt an inner-city building.

Delorean Victorian begins with the restored Cleveland Street shopfront, awning and original newsagent windows, then moves into a contemporary two-level addition organised around light, air, movement and flexible use. With a NNE rear orientation and afternoon sun to the Nickson Street façade, the design draws daylight, ventilation and planting deep into the plan.
The building is arranged as separate but connected work areas: a ground-floor office with kitchen, bathrooms, shower facilities, bicycle storage and rear access; and an upper-level workspace with kitchen pod, bathroom, meeting room and outdoor terrace. The rear store/car space offers further potential to be adapted as an additional work area, subject to approvals and compliance.
It is a flexible commercial building, but also a clear design statement: heritage retained, structure expressed, work life made visible and the streetscape reactivated.

Architect + Builder
Clinton Cole is the founder of CplusC Architects + Builders, a Sydney practice that intentionally removes the usual divide between architect and builder. A registered architect, licensed builder and construction supervisor, Cole has spent more than two decades pursuing a form of practice where design intent, construction intelligence and environmental responsibility remain connected from first sketch to finished building. This gives his work a rare credibility: the architecture is imagined with a builder’s knowledge of how it will be made, what it will cost, and how it will perform over time.
What distinguishes Cole is not only his technical range, but the sincerity of his approach. His buildings have an evident honesty in their use of material: structure is expressed, surfaces are allowed to reveal how they are made, and recycled or retained elements are treated not as compromise, but as part of the architectural language.
Yet the work is never merely earnest or utilitarian. Within the discipline of craft and sustainability there are always moments of delight: an unexpected moving element, a contrast of colour, a finely resolved junction or threshold, and small details that become joyful everyday touchpoints, allowing the building to interact with its occupants – moments that make one smile.
This is the particular strength of Cole’s architecture. It shows how a building works, but also how it can lift the human experience. His work is practical, inventive and deeply felt: architecture as construction, but also as craft, atmosphere and daily delights.

The site
Built in the late 1800s, 466 Cleveland Street began life as a Victorian-era corner shop in Surry Hills, trading as a newsagent until the 1960s. By the 1990s it had become a restaurant, later changing hands several times before falling victim to the citywide lockdowns during the COVID-19 pandemic. By 2020, it stood “closed and gutted”.
The site is categorised as a “contributory heritage item” for its contribution to the streetscape. For CplusC, the opportunity was not simply to turn an old building into an office, but to bring what the practice describes as its “hallmark heritage preservation approach” to restoring the building’s place in the inner-city streetscape. Fortunately for CplusC, “there was a lot to work with”.
Outside, the original shopfront had been modified, but the late 19th-century awning remained, wrapping the corner of Cleveland Street and Nickson Street. So too did the building’s “fanciful parapets and shell mouldings”, ornamental window frames, decorative borders and rear skillion roof. Inside, the building was in disrepair, with dark corridors, shabby rooms and limited daylight. Yet beneath the later additions and renovations, original features had survived.
When the panels above the former restaurant doors were removed, the old shopfront was revealed, with original copper-clad Australian red cedar frames and gilded Flemish glass signage. In CplusC’s words, “it felt like striking gold”.
Back to the future
The name Delorean Victorian captures the spirit of the project: a “back to the future” response that turns a heritage building into a forward-thinking workplace by fusing old and new. At the front, the late 19th-century shopfront has been restored. At the rear, a high-performing two-storey extension introduces modern materials, open-air spaces, daylight, ventilation and cascading plants.
The result is neither a nostalgic restoration nor a generic commercial conversion. The “delightful resurrection of the old newsagent” now turns heads. Under the shop awning, antique gilt lettering, coloured windows and warm timber revive the memory of the former shopfront, while the restored awning is lined with a tessellated pattern of recycled traffic and roadwork signs, riffing on Victorian tile forms and nodding to Rosalie Gascoigne.
That renewed public life is part of the story. As CplusC noted, people kept popping in to share memories, enthusiasm and curiosity. By uncovering the original building, the project uncovered “a rich trove of memories”, bringing the heritage and local history back into the open.
For its next owner, 466 Cleveland Street offers more than a restored commercial freehold. It is a corner building with memory, presence and a new future already written into its fabric.
