Introduction

This is only the second time the NE Corner Penthouse has come to market. The vendors purchased from the first owners, who acquired pre-completion/off the plan what was the premier apartment in the building, thanks to its three-bedroom, two-bathroom configuration and its top-floor north-east position with gun-barrel harbour views extending all the way to Manly.

Having the building’s prized north-east orientation on the top floor of Arlington – Harry Seidler’s 1967 masterwork in Edgecliff – the penthouse marries International Modernist rigour with everyday ease. Seidler’s pioneering over-under split-level planning separates luminous living from quiet bedrooms to maximise cross-ventilation, privacy and outlook.

A broad, north-facing balcony extends the living room as an outdoor room. Considered upgrades, including oak herringbone parquetry and sensitively upgraded kitchen and main bathrom, sit easily with Seidler’s integrated bedroom joinery, preserving the intent while refreshing the fabric. The plan resolves three bedrooms, walk-in-robe, two bathrooms, two secure garage spaces on the lower parking level and a storeroom – an unusually complete inner-east package. A rare custodianship opportunity in a significant Seidler building.

The Design

Designed by Harry Seidler, AC OBE and completed in 1967, Arlington is a standout example of International Style architecture in Sydney, demonstrating Seidler’s commitment to modernist principles. The building is externally defined by its artistic façade, with patterned projections and recessions that modulate light and shadow throughout the day. The understated design embraces Seidler’s focus on integration with the surrounding environment, with considered windows framing the view that connect each apartment to some of Sydney’s most iconic views.

The apartment is positioned on the north-east top corner of the taller of the two blocks of Arlington. Set within heritage gardens, variations in fenestration reflect the functions of the room within, following the Modernist dictum of “form follows function”. The emergent pattern reflects the compositional artworks of Josef & Anni Albers with interlocking horizontal features establishing a tonal grid system.

A footbridge connects the parking areas to the main entrance of the northern building, arriving at the fourth floor. Elevator access brings you to the uppermost corridor, where the entry door opens to a half-flight of stairs leading to the bedrooms and bathrooms. Another half-flight ascends to the open-plan kitchen and dining/living area.

The celebrated split-level design distinguishes living and sleeping/study spaces. Signature built-in timber cabinetry characterise the oversized main bedroom as vintage Seidler. The additional two rooms offer flexibility as potential home offices or guest/double bedrooms. The current usage is main, guest, and home office. These lower-level rooms frame views of the surrounding eclectic evergreen vegetation, creating a serene contrast with the glowing harbour reflections of the upper-level. Indicating a transition between modes of living – work and rest, inspiration and comfort.

Seidler enthusiasts will appreciate the creative and sympathetic upgrades made by the current owners to the eat-in kitchen and breakfast bar area, which cater to contemporary comfort. The entire upper level features 100% oak herringbone parquetry, less than a decade old. The warm timber finishes glow under the morning light, fostering a welcoming, homely atmosphere. The large north-facing balcony is a sun-drenched retreat, perfect for a morning cuppa or sunset drinks overlooking the magical Sydney Harbour.

The incredible gun barrel views from the upper level extend all the way to Manly. Architect

Harry Seidler (1923-2006) is one of Australia’s best-known architects, and a life-long advocate of the principles of Modernism. Born in Austria, he studied at Harvard University under Walter Gropius and Marcel Breuer, and later worked with Oscar Niemeyer in Rio de Janeiro. He came to Sydney in the late 1940s and his first house here, the Rose Seidler House, designed for his parents, won the Sulman Medal in 1951 from the Australian Institute of Architects.

The Sulman was the first in a long line of awards Harry Seidler would receive both in Australia and Europe over his long career. Through his Sydney office, he designed many domestic, commercial and government buildings of note, including Australia Square and the MLC Centre in Sydney’s CBD, the Horizon Apartments in Darlinghurst, the Australian Embassy in Paris and Wohnpark Neue Donau in Vienna. There are numerous publications cataloguing the work of Harry Seidler & Associates, which today is headed by Penelope Seidler AM.
